With a respectable line-up of no less than 40 new condo launches making their debut this year, prospective homebuyers in Singapore can expect to have their pick of the best private residential properties around the island. Which brings up the question: What new developments can they look forward to in the third quarter of 2023?

Below, a list of upcoming Singapore private homes, plus preview dates and more!

The Myst

The Myst New condo Q3 2023

When: Late-June (Preview)

Where: Upper Bukit Timah Road, Outside Central Region

Tenure: 99 years

Developer: CDL Aries Pte Ltd

Although The Myst is slated to preview on 24 June, the launch of this upscale Bukit Timah condo is expected to run throughout the early weeks of Q3 2023. And there are plenty of plus points that interested homebuyers will want to take note of.

For starters, The Myst is (very) conveniently located within walking distance of Cashew MRT Station, which gives residents access to destinations along the Downtown Line. Nature lovers will also likely appreciate the idea of living close to an undisturbed green belt, specifically the Rail Corridor, which is going to be part of a 360km island-wide network of recreational routes­.

Lentor Hill Residences

Lentor Hill Residences New Condo 2023

Where: Lentor Hills Road, Outside Central Region

Tenure: 99 years

Developer: Hong Leong Holdings Limited, Guocoland Limited, TID Private Limited

In 2019, it was announced that seven land parcels in Ang Mo Kio’s Lentor area will be made available for the construction of new houses, one of which will be the location of the planned Lentor Hill Residences.

This certainly bodes well for future residents as they can expect “new parks, seamless pedestrian and cycling connectivity between Teachers Estate and Lentor MRT station” along with other perks that will be coming as part of the Urban Redevelopment Authority (URA)’s Master Plan.

It may also be worth noting that Lentor Hill Residences is developer Guocoland Limited’s second foray into the neighbourhood, having previously launched Lentor Modern which saw an impressive take-up rate of 84% on its launch day.

Pinetree Hill

When: Late-June (Preview)

Where: Pinegrove District, Outside Central Region

Tenure: 99 years

Developer: UOL Group Limited, Singapore Land Group Limited (Singland)

Though Pinetree Hill is located in Ulu Pandan, it is anything but ulu (Malay for rural). As a matter of fact, this upcoming 99-year private residence will be within walking distance of Dover MRT station, as well as the future Maju Station on the Cross-Island line.

Similar to The Myst, Pinetree Hill will too be connected to the Rail Corridor via the 2km-long Clementi Nature Trail which runs along an existing stream located within its namesake forest. Future Pinetree Hill residents living on higher floors can also expect to have a bird eye’s view of Bukit Timah Nature Reserve, a popular hiking spot and home to Singapore’s largest surviving primary rainforest.

Grand Dunman

When:  Early-July (Preview)

Where: Dunman Road, Rest of Central Region

Tenure: 99 years

Developer: SingHaiyi Group

With over 1,000 units available, Grand Dunman is easily one of the largest private residential developments to be launched this year. But size is not the only feature that this upcoming Dunman Road residence has going for it.

Aside from being within a 1km radius of several reputable educational institutes – such as Chung Cheng High School and Tanjong Katong Girls’ School – Grand Dunman is also close to the famous Old Airport Road Food Centre where there is no lack of local favourites at pocket-friendly prices.

Not to mention, there are various nearby transportation options that will commuting easier for future Dunman Grand residents, ranging from Dakota MRT station (on the Circle Line) to a bus stop that is situated right in front of the development.

The Lakegarden Residences

When: Late-July (Preview)

Where: Yuan Ching Road, Outside Central Region

Tenure: 99 years

Developer: Wing Tai Holdings Limited

By virtue of its proximity to Jurong Lake, future occupiers of The Lakegarden Residences can look forward to mesmerising waterfront views every day of the week. Situated on the same site as the former Lakeside Apartments, this soon-to-debut development is near Ayer Rajah Expressway (accessible via Yuan Ching Road), as well as huge shopping malls in the vicinity, like JEM, Westgate and IMM.

There is also an abundance of greenery in the area, thanks to the neighbouring Chinese Gardens, Japanese Gardens, and Jurong Lake Gardens, the first two of which are now undergoing a makeover.

Where: Bukit Batok West Avenue 8, Outside Central Region

Tenure: 99 years

Despite the fact that its official launch is not until July, Altura already has two firsts to its name. One, it is the first Executive Condominium (EC) to be launched in Bukit Batok in the last 20 years (having been preceded by The Dew), and two, it is the first and only EC to debut in 2023.

When taken together, these factors point towards the distinct possibility of Altura’s launch being a success – and that does not account for other plus points, such as its proximity to Bukit Batok MRT and various educational institutes of repute, including Anglo Chinese School.

The Shorefront

When: July/August (Preview)

Where: Jalan Loyang Besar, Outside Central Region

Tenure: 99 years

Developer: 163 @ Loyang Private Limited

Befitting its name, The Shorefront is an exclusive development comprised of only 23 units located near Singapore’s Eastern coastline along Jalan Loyang Besar. Awaiting future residents is an expansive seaview, along with a full range of rooftop facilities, ranging from a sky jacuzzi to an aquadeck where they can unwind in perfect tranquillity.

Complementing its idyllic setting, The Shorefront boasts excellent connectivity to a host of nearby amenities. Retail therapy awaits at the nearby shopping centres of Downtown East and White Sands, offering a diverse range of shops, dining establishments, and entertainment options.

Meanwhile, families with children will appreciate the convenience of having reputable educational institutions nearby, like Pasir Ris Primary School and Pasir Ris Primary School.

Orchard Sophia

Benefiting from its prime location on the former site of Sophia Ville and Fairhaven condominiums, the future Orchard Sophia will be in close proximity to Dhoby Ghaut MRT station, which is connected to the North-South Line, North-East Line and Circle Line. Moreover, residents will have effortless access to an array of retail, dining, and entertainment options – all located within Plaza Singapura shopping centre.

This exclusive Core Central Region (CCR) residence is also near a pair of prestigious educational institutes, namely the School of the Arts (SOTA) and Singapore Management University (SMU) where higher learning needs can be satisfied.
