It’s time to start a new year, and with it comes the promise of even more BTO projects in the first half of 2020. The new decade holds tremendous promise, with a slate of over 6700 units spread across 6 projects. Let’s take a look at these upcoming BTOs, and find out what’s in store for us in 2020.

West

Choa Chu Kang

In May 2020, Choa Chu Kang’s BTO will launch with a rather small offering of 570 units. This development will be a mix of 2-room Flexi, 3- and 4-room flats, and will sit in a well-built up area. The development will sit at the intersection of Choa Chu Kang Grove and Keat Hong Link, right across from ITE College West.

The development is a short walk from Teck Whye LRT station and sits in between both Choa Chu Kang MRT station as well as Bukit Panjang MRT station. Residents will have access to a range of groceries, dining and shopping options via Choa Chu Kang’s Lot 1 shopping mall, and Bukit Panjang’s Hillion Mall.

While it is not walking distance from both MRT stations, the presence of the LRT means residents will be 10-minutes away from either MRT station. Nearby Schools include Teck Whye Primary and Secondary Schools, Choa Chu Kang Secondary, and Jurong Pioneer JC.

Tengah

We’ve mentioned that Tengah is part of an upcoming wave of BTOs, so it is no surprise that come May 2020, another large batch of over 1000 units will be released in the up and coming neighbourhood. This time round, the BTO development will be placed at the intersection of Tengah Park Avenue and Bukit Batok Road, and will cover a range of 2-room Flexi, 3-, 4-, and 5-room flats.

Tengah isn’t as well developed as some of the other neighbourhoods, but this development will be close to future MRT lines and will be a short ride to Bukit Batok MRT station. That means access to amenities provided by West Mall. The development is also privy to an integrated Neighbourhood Centre with a Polyclinic placed within the building.

While Tengah itself is not built-up, the development is near schools like Princess Elizabeth Primary School and Bukit Batok Secondary School. Tengah is part of the plan to turn the West into a second CBD, which means an influx of development will be lined up as the area gets more built-up.

North

Sembawang

The February 2020 BTO release of 1400 units in Sembawang carries an interesting preposition: A place right next to Canberra MRT, within what can be considered a self-contained neighbourhood. This development will sit along Canberra Drive and will have the full range of 2-room Flexi, 3-, 4-, 5-room and 3Gen floor sizes.

This is site is going to have direct access to Canberra MRT and will be a stone’s throw away from Sembawang Shopping Centre. Of course, Sembawang MRT and Sun Plaza shopping mall is just one stop away by MRT.

Residents will have access to Wellington, Canberra and Endeavour Primary Schools, as well as Canberra Secondary school. While this development isn’t as central or as exciting as other BTO developments, the opportunity to live near an MRT station in a self-contained neighbourhood is significant.

Toa Payoh

This is an interesting BTO project because it is basically split into 2. The Kim Keat Avenue site will have a 700-unit development with 2-room Flexi and 4-room units, while the Toa Payoh Rise development will be a 920-unit development with 2-room Flexi, 3-, and 4-room flats.

While both developments are technically in Toa Payoh, The Toa Payoh Rise development has better access to public transportation, with proximity to both Braddell MRT and Caldecott MRT station. This development is closer to CHIJ Primary and Secondary School (Toa Payoh), as well as SJI International School.

The Kim Keat Avenue development is a short distance away from Potong Pasir MRT, as well as a short ride away from Toa Payoh MRT station. That means it is close to Toa Payoh’s stadium, sports hall and swimming complex, as well as the HDB Hub.

Toa Payoh is definitely a mature estate and has a good array of amenities. For this BTO, potential homeowners will be choosing between access to public transportation or proximity to HDB Hub. Both present an array of options and trade-offs.

East

Tampines

It’s a non-stop built-up to develop Tampines, and every square inch of space is going to be built-up. We’ve had quite a few great developments in this neighbourhood, and this new May 2020 release is no different. This time round, we are looking at a 1070-unit development sited along Tampines Street 84, which will carry an array of 3-, 4- and 5-room flats.

The development will be close to both Bedok Reservoir MRT and Tampines West MRT stations. If you know anything about this area, you know that access to a cavalcade of great food options exists within a short travelling distance from this development. Throw in the beautiful Bedok Reservoir, and you have a great place to live in.

This development is close to schools like Jun Yuan Primary School, Tampines Primary and Secondary School, Springfield Secondary School, as well as Temasek Polytechnic. Tampines is definitely a more mature estate, so expect competition to be fierce for a unit in this development.

Pasir Ris

This is one of those rare moments you can say “ocean view” when you talk about BTO flats. This 1070-unit site is near the ocean, and yet just a stone’s throw away Pasir Ris MRT Station and Bus Interchange. The development will carry an array of 2-room Flexi, 3-, 4-, and 5-room units for potential homeowners.

Walking access to Pasir Ris MRT station isn’t the only plus point. It’s doorstep access to the highly popular ocean-facing Pasir Ris Park that’s interesting. There isn’t anything else planned that could block the view of the ocean, so if you’re in an upper-floor unit that faces the correct direction, you could possibly wake up to a view of the sea. Of course, White Sands shopping mall will provide you with groceries and dining options, but Tampines and its 4 shopping malls are just one MRT stop away.

Residents will have access to schools like Casuarina and Elias Primary School, as well as Meridian, Hai Sing Catholic and Pasir Ris Crest Secondary School. There’s also the newly-built Pasir Ris Hawker Centre and Pasir Ris Sports Centre with attached swimming pool facilities for families. This is one of those rare Pasir Ris locations with a great view and proximity to creature comforts. Expect competition for this one!
